Start by Getting Everything Together

When deciding to enter the market to purchase a new home, it is imperative to have your documents gathered and available for the transaction. *Note: if you are moving, create a separate area to keep these documents in paper format or an accessible file online or on your computer with passwords. Having this available will help the transaction to run smoothly.

If you plan on financing, let us know as we have local lenders that know our market and can help guide you to a successful close. They will also provide you with a list of documents they will need to process your loan.

Are you paying cash? Even cash buyers need to be prepared. You will need documentation of your funds available for this transaction. This can be a current statement, screenshot, etc., if it shows your name, date, and the balance of funds available to submit with your offer. Please redact all account numbers.

Whether you are financing or a cash buyer, we can provide further advice to prepare you to find that perfect home; you are ready to move forward and have a solid offer to back it up.

Let’s call this your vital file:

  • Bank accounts and current statements

  • Financial statements:
Include 401k, stocks, bonds, life insurance, etc.

  • Auto Loan(s)
  • Credit Card(s)
  • Proof of Income
  • Tax returns for two years
  • Life certificates:
    Birth, divorce, and death certificates

Avoid Other Purchases:

If financing, do not make other purchases, add to credit card balances, or make a career change during this process.

Know Your Credit Score:

The lender will research your credit ratings from the three credit reporting agencies Equifax, Experian, and Trans Union. We will be happy to recommend experienced, knowledgeable lenders in the area that will guide you through the process.
